Expanding access to homeownership requires more than lowering home prices.
New 2025 Home Mortgage Disclosure Act (HMDA) data show that many aspiring homebuyers—especially households with lower incomes and borrowers of color—continue to face significant barriers to obtaining mortgage financing. Creating a more equitable housing market will require addressing affordability, access to credit, and lending disparities so more families have the opportunity to achieve homeownership.
